A Seller’s Market… Really?

Bidding wars? Time on market less than 2 weeks? February continued to indicate that the housing market is gaining strength. For the 3rd straight month, both Pending and Settled listings were at a 4-year high. Pending listings were 29% higher than the previous year for the 2nd straight month, while Settled listings were more than 10% higher. Furthermore, the housing affordability index has broken the 200 mark, meaning the typical family has roughly double the income needed to purchase a median-priced home. The problem for Buyers will occur at the peak of the spring market. In most neighborhoods in the Philadelphia suburbs, there will be a few weeks or a month this spring when the greatest flurry of Buyers will be buying. For that period demand will exceed supply. You will know it is happening when every house you look at sells quickly and most have multiple offers on them (already beginning to happen). During that period prices will peak and Buyers will be forced to pay a premium. Good Hunting!

#31 – Horsham (Montgomery County)

Settled by Quakers in the 1600s, this historic town in Montgomery County lies within easy commuting distance of Philadelphia. Two other pluses: Low crime and good schools. Residents are proud of their 25,000-square-foot library, which opened in 2004. One negative: A naval air base here was shut down in 2011, causing some job losses. But the corporate headquarters of several large companies, including Nutrisystem and Toll Brothers, are still here.

Berwyn study group ponders size, shape of village

Easttown Township’s Berwyn study group is attempting to better define the village of Berwyn. Ultimately, the goal is to make the village, which has a population of 5,000, a more viable place to live, preserving and changing where necessary, and updating ordinances with the support of the community.  A meeting to solicit public input has been scheduled for Tuesday, Sept. 20, 7 p.m. at Trinity Presbyterian Church in Berwyn.

Complicated “five points” intersection in Bryn Mawr to receive makeover

A collaborative effort between Bryn Mawr Hospital, Radnor and Lower Merion Townships will makeover the dangerous “five point” intersection of Glenbrook Ave., County Line Rd., and Bryn Mawr Ave. Area merchants are not happy with the plans, which local officials say are necessary to protect the public. The area has seen over 27 accidents in the past three years. Bryn Mawr Hospital has contributed $610,000 to the project with Radnor and Lower Merion adding $350,000. The project is expected to begin in February 2010.

New zoning and building regulations approved for Garrett Hill

In October 2007 about 60 Garrett Hill residents stormed into Radnor Township’s offices demanding they be part of a proposed plan to change the zoning and subdivision regulations for their small enclave. In October 2008 a scheduled vote on proposed changes that a steering committee of residents crafted was delayed due to concerns by members of the business community that their properties would be negatively affected.

Easttown residents oppose ‘nuisance taxes’

Facing a forecasted operating deficit of as much as $1 million for 2010, Easttown Township has been exploring the implementation of one or more Act 511 taxes (often called “nuisance taxes”), including an earned income tax — an unpopular revenue-generator in Southeastern Pennsylvania. Many of the 250 residents who attended the township supervisors meeting told the board that it should consider cuts before raising existing property taxes or implementing new taxes.
